Buddy Loyd of L&L Development is a life long resident of the River Valley! You could say that Buddy has been around the construction industry for his entire life, as he is a 3rd generation builder. His father and grandfather were also contractors in the region. Buddy built his fist home in 1974. He was one of the first local builders to use Geothermal Heating Systems and Cellulose Insulation in the homes he built.
One thing that his father and grandfather taught him is that everybody deserves to have a nice home! As a builder, Buddy has worked with families from all walks of life. From the 1000 square foot home that a family secured with assistance from USDA to the 7000 square foot home that a client paid cash for, each home gets the attention it needs and deserves!
Buddy had the chance to hone his energy efficient building skills by working with Doug Rye. Doug was known as the energy efficient guru, hosting a nationally syndicated radio show on the subject.
One saying that was passed down to Buddy was "It doesn't matter if someone can afford to buy the house, if they can't afford to live in it each month!" Buddy has lived by that statement as he has built homes over the past 50 years. Homes built by L&L Development are known as the most energy efficient homes that you can find! The extra steps that Buddy puts into the homes that he builds goes a long way to leaving a little extra money in your pocket each month!
Aside from loving the community that he lives in, Buddy also has a deep love and respect for our country and those who have served! Buddy belongs to a small group of local builders who are VA certified builders!

In the footing:
3 bars of steel instead of the required 2
Steel that is overlapped, not bent, in the corners providing extra strength
Slab
1" Dow blue board installed 2 ft from the header block, under the vapor barrier to insulate the slab
1/2 inch rebar every 5 ft, front to back and side to side, on top of the visqueen and wire mesh
Corner anchors (mud sill anchors) installed at every corner and down the wall in the concrete slaband attached to Simpson Strong Ties top and bottom plate tie downs.
1/2 inch isulation board added to the concrete block foundation before brick to insulate the foundation
Other
All open spaces in framing sealed with spray foam insulation (sround wiring, etc.)
Interior framing caulking
Sheetrock caulked at the top and bottom plate of the entire house
Windows are vinyl double glazed, Low E with argon
Window frames sealed with adhesive tape
Garage walls and ceilings insulated
Insulated garage doors
Tankless gas hot water heater
16 seer AC units (rather than the required 14 seer)
Return air vents installed in every bedroom to increase air flow
Oversized high capacity attic ladder
Floored storage space in the attic
